  • Where is the exact location of this project?

It is off East Coast Road (ECR)
20 Kms from Mahabalipuram
5 Kms from Pudupattinam (Kalpakkam junction)
85 Kms from Central station

  • Is it on the Main Road or do we have to go inside?

It is on the ECR-Nerumbur Road, which is a 60’ Bus route

  • How much time does it take to go to the site by car?

It will take one hour to one hour fifteen minutes from Adyar/Madhyakailash via OMR (Old Mahabalipuram Road)

  • How to reach the project site from Adyar?

Take OMR (Old Mahabalipuram Road) or New Mahabalipuram Road. Both these roads meet at Pooncheri from there you will travel in East Coast Road (ECR) and in Pupattinam you will take a right and on that Pudupattinam-Nerumbur Road, it is 5 kms from Pudupattinam

  • What are the main places on the way from Adyar?

OMR

Madhyakailash (Adyar), Sholinganallur, Sirucheri,  Kelambakkam, Thiruporur, Paiyanur, Poonchery. Join ECR

It is connected by State Transport buses going to Thirukazhukundrum, once in half an hour from Adyar and Saidapet.

ABOUT THE PROJECT

  • What is the total extent of this project? 

The First Phase is 40 acres and there is another 40 acres for the next Phase. 

  • How are the units divided?

Each unit is three grounds (7200 Sq. Ft.)

  • Will each unit be exactly three grounds?

Most of them are three grounds and others are little less or more.

  • How are the units connected?

All the units are well connected by Black top roads (33’ Main Avenue Road and 25’ all other roads).

  • What are all the Main Facilities?

The total area is fenced with compound wall in the front and Security gate.

  • How big is the Club house area?

Two and half acres is allotted for the Club house

  • How is the water and soil in this area?

Very good sweet ground water. The whole project area is surrounded by a stream and soil is very fertile as it is a three crop agriculture land.

  • Do you build cottages in our land?

Yes, but it is optional, we have three designs, we can also construct as per your design.

  • Is the land approved by the government?

The land will be approved by local body (Panchayat) and also the cottage will be approved.

  • Is it compulsory to build a cottage?

No, if you build a cottage, you will get a price reduction on the land.

  • Who will maintain our cottages?

Green Peace will maintain the cottages for a nominal fee and if you require we will rent out your cottage on a daily basis and get you returns too.

  • Are there any other options for our land?

We can plant horticultural plants like Mango, Sappota, Guava, Coconut etc. with drip irrigation for additional cost.

Individual plots can be fenced for additional cost.

 

OTHERS

  • How secure is our investment?

Like all our earlier projects, Green Peace will take care of your property from the time of buying till the time of resale or transfer. You will have to pay a nominal maintenance charge and property tax etc.

  • Is the land legally cleared?

The title for the lands is very clear and legal opinion is obtained from M/s. Rank associates, Chennai

  • If we want to sell our land anytime, will you help us?

As per your request we will resell your land and deposit your money.

  • Is the entry to the project restricted?

Entry to the project only by identity card and for relatives or friends of the land owners, written request from the land owner is required.

PAYMENT FOR THE LAND
  • What are the payment options available?

Outright payment: You can select the plot and pay the total money and immediately register the plot and also sign the Maintenance agreement and Club membership.

Other:  You can book your plot by paying an advance and executing a sale agreement and pay the full amount within one or two months and register the land and sign other papers

  • Payment for building cottages

The payment will be stage by stage, as per the construction stage.

  • How to go about purchasing this land when we are away from Chennai?

There is no need of you to be there in Chennai for any thing. We will send you all the papers and complete all other work like registration of land, Club Membership Identification papers, Security card etc. or you can do all the paper work by nominating a reliable person in Chennai  

  • How to send the payment?

You can deposit money in our Company A/C and take a receipt or you can send a cheque.
